First, check how old it is

Given that Australian hot water systems usually last for around 8 to 12 years, it’s easy to lose track of when they’re due to be replaced.  Of course, your hot water system’s actual expiry date can surpass the expected lifespan, however if it’s 15-20 years old and is exhibiting warning signs like being noisy or no longer consistently providing hot water, it’s time for a replacement. If you live in an older building and aren’t sure of its plumbing history, have a plumber inspect your hot water system to properly date it.

Hot water isn’t hot enough

One of the first signs of a failing hot water system is that it no longer heats water to the desired level, or it doesn’t heat for long enough – a side effect of which is the dreaded cold (or luke-warm) shower. Before you go to replace the whole system, however, it’s worth checking whether this is due to a faulty thermostat or broken heating element. The best course of action is to have a plumber inspect your hot water system to determine whether it’s just one part that needs replacing or the entire thing.

Unusual noise

If your hot water system has started making unusual noises such as hissing or sizzling, it’s probably on the way out. Investigate the source of the noise to determine what to do. It may just be a faulty release valve discharging to waste, which will need to be replaced, or it could be a leak, in which case you will probably need to replace the entire system.

Corrosion around the fittings

Rust or sludge around your hot water system’s fittings usually signifies a leak. Try tightening the fittings and check back in a week or so to see if there’s any more corrosion. If there is, the fittings or the hot water system itself may need to be replaced. If your hot water system does have a leak, it’s best to call a professional plumber to assess and fix the problem.
